These Terms & Conditions (“Terms”) apply to all bookings, stays, and services provided by On
Cockatoo Lane ("we", "our", or "us") at our accommodation and hospitality property located
in the Barossa Valley, South Australia.

By making a booking with us, whether directly via our website or through a third-party
platform, you agree to these Terms.

1. Bookings & Payments
Bookings can be made directly through our website or through recognised platforms
such as Airbnb, Booking.com, Stayz and Heartful Travel.
A deposit may be required to confirm your booking, with the balance due prior to or at
check-in (unless otherwise stated).
We reserve the right to decline a booking at our discretion.
 

2. Check-In & Check-Out
Check-in: From 3:00pm
Check-out: By 11:00am
Flexible check-in/out may be available with prior arrangement.
Early arrival or late departure without approval may incur additional fees.
 

3. Cancellations & Refunds
Cancellations made more than 24 hours prior to arrival will receive a full refund.
Cancellations within 24 hours of arrival may forfeit the deposit or full booking amount.
We reserve the right to oer credit or transfer your booking at our discretion.
Refunds are not available for early departures or no-shows.
Note: In the event of border closures or public health orders (e.g. COVID-19), we aim to oer
flexible rescheduling or credit.
 

4. Guest Conduct & Responsibilities
Guests are expected to behave respectfully toward the property, its contents,
surrounding environment, and local community.
The accommodation is strictly non-smoking indoors.
Any damage or excessive cleaning may result in additional charges.
Only the number of guests booked are permitted to stay unless otherwise arranged.
Events or third-party visitors must be approved in advance.
Excessive noise in our quiet hours of 12am-7am will result in eviction.
Guests are reminded that pets are not allowed On Cockatoo Lane. Service animals are
allowed.
 

5. Food & Catering Services
Meals prepared by our chef must be booked in advance.
Dietary requirements and allergies must be advised before arrival.
We take great care with food safety, but cannot guarantee a completely allergen-free
environment.
 

6. Use of Garden & Property
Guests are welcome to explore the garden and grounds, but we ask that you respect the
plants and property.
Our garden is spray-free and may contain native wildlife, bees, uneven surfaces, or
seasonal changes — please supervise children accordingly.
 

7. Liability & Disclaimers
While we take all reasonable steps to ensure your safety and comfort, On Cockatoo Lane
is not liable for personal injury, loss, or damage to personal belongings during your stay.
You are responsible for securing your own travel insurance if required.
Experiences or recommendations involving third-party providers (e.g. wine tours,
transfers) are made in good faith, but we are not liable for their services.
 

8. Privacy
We collect and manage personal information in accordance with our privacy policy. This
includes your name, contact details, and booking information. We use this data to provide
services, communicate with you, and comply with our legal obligations.
 

9. Intellectual Property
All content on our website, including images, logos, written content, and branding, is the
property of On Cockatoo Lane and may not be reproduced without written permission.
 

10. Changes to Terms
We reserve the right to update these Terms at any time. The current version will be published
on our website and eective from the date of publication.
